Marlton and the communities around it

Marlton is the main community of Evesham, a census-designated place of 10,594 people named in 1845. Around it are Cropwell, Elmwood Road, Cambridge Park, Berlin Heights, Evesboro, Gibbs Mill, Milford, Tomlinsons Mill, Pine Grove, Evans Corner, Crowfoot and Donlontown. Olde Marlton is a locally regulated historic district.

From Mount Laurel, Route 73 is the township's western border, and I-295 serves Mount Laurel on its way toward that road. Those two roads are how a plumber gets across. When you call, give the dispatcher the community name and the nearest major road, because Evesham is spread out and a ZIP does not narrow it enough.

What the houses look like once you leave the old center

Evesham was settled by Quakers in 1672 and formed in 1688 as Eversham. Farmland gave way to development after the 1950s, so the township mixes older village homes with a lot of later suburban housing. Mount Laurel, Medford and Washington were all split from it.

In the older homes you may find galvanized supply pipe or cast iron drains, while later houses lean on copper and PVC. A leak in a newer copper line is often a failed fitting, but in an older house a wet floor under a bathroom can mean a pipe nearing the end of its life. The first step is finding the wet spot, which is what leak detection covers.

Evesham in four plumbing facts

Water source

The Evesham Municipal Utilities Authority supplies groundwater from wells. Ask the MUA about hardness, as the fact sheet we use does not give a figure.

Housing and pipe age

Village homes near Marlton are older, while later suburbs are newer. The pipe material depends on the year the house went up.

Typical faults

Water heater failures and slab or wall leaks, plus drains that slow down in older homes.

Overnight coverage

Evesham, about 4 to 5 miles south of Mount Laurel in a straight line, is on the line around the clock.

Well water through the Evesham MUA

The public system is run by the Evesham Municipal Utilities Authority, which also buys water from New Jersey American Water as a resale customer. The source is groundwater from wells drilled 15 to 1,000 feet deep. The 2023 consumer confidence report described the wells as low in contaminants.

Groundwater can leave mineral scale, so a water heater tank can collect sediment over the years. Flushing the tank once a year slows that, and a rumbling or popping from the heater is the signal to call. If you are on a water heater repair or considering a tankless unit, ask the MUA about hardness first.

The Pinelands part of Evesham

Part of the township is in the Pinelands National Reserve, and part is in the state-designated Pinelands Area, one of 56 South Jersey municipalities in the Reserve. For plumbing, that matters most for outdoor work such as digging a new line or a septic change. Ask the township office whether Pinelands rules apply before any yard work starts.

Call 811 before digging anywhere in Evesham. If your house is on septic rather than public sewer, a slow drain may be a tank or drain-field problem, and drain cleaning alone will not solve it.

Marl was dug here, so we do not guess your soil

Marl mining drove a building boom in Marlton in the 1830s and 1840s. Marl is a clay-rich earth, but its history tells us only that clay-bearing ground exists somewhere in town. It does not tell us what is under your yard.

Where clay holds water near a foundation, basement dampness and a working waterproofing plan matter more. A plumber can check the sump and drain lines, but we do not assume the soil until we see the problem.

Calls that come from Marlton and its neighbors

  • A tank heater with a rusty puddle or no hot water.
  • A drain that slows in more than one fixture.
  • A wet spot on the floor with no obvious source.
  • A toilet that rocks or leaks at the base.
  • Low pressure in one bathroom only.
  • A sump pump that hums but does not move water.

Not every call is an emergency. For a planned swap, ask about water heater installation.

Before we reach your Evesham address

Shut the main

In many Evesham homes the main valve sits near the meter or in the utility area. Turn it clockwise, and tell us if it will not budge.

Power down wet areas

If water reaches a finished basement, laundry or garage outlet, switch off the breaker from a dry spot. Do not wade in to reach the panel.

Clear a path

Move storage from near the heater or the main so the plumber can reach it. Evesham driveways can be long, so make sure the house number is visible from the road.

Know your sewer or septic

Tell the dispatcher if the house is on public sewer or on septic. It changes the first tool the plumber brings.

Evesham and Marlton questions

Yes. We serve 08053 for Marlton and the main township, plus 08043 on the Voorhees side and 08091 on the West Berlin side. That runs from Route 73 on the western edge to Route 70 in the north and County Route 544 through the middle.

Yes. The 24/7 emergency line is answered by a dispatcher nights, weekends and holidays. Call (609) 547-1417.

Groundwater can carry minerals that settle as sediment. The Evesham MUA can tell you more about hardness. A yearly flush helps, and a new unit may be wiser when the tank is old.

Inside a house, usually not. For digging or septic changes, ask the township office whether Pinelands rules apply.

Only if flow is weak or rust shows at many fixtures. A repair can be enough for one failed section. See repiping if the problem spreads.

Route 73 and I-295 are the main roads, and the plumber picks the better one for the hour. We never promise an arrival time.

Yes, for the plumbing inside the house and the line to the tank. Tank pumping and drain-field work are different trades, and we will say so. Ask the township before any larger job. Evesham work follows the National Standard Plumbing Code that New Jersey adopts statewide, and the township can answer what needs a permit.
